Traditionally, homebuyers have enlisted the services of a home inspector to educate themselves on the condition of the home. The buyer then uses this to negotiate that work into the real estate deal. Rarely do we see real estate transactions in Fergus Ontario without a home inspection in them. More and more, sellers are getting pre-listing home inspections. This isn’t something you should be scared of. Here are a few reasons it can be a good thing for your home sale.

Get to Know your Home Better
Even if you have lived in your home for 20 years, there might still be something under those walls that you don’t know about. If you are about to sell, wouldn’t you rather find out about it now than in the middle of an offer? When something comes up as buyers are inspecting the home themselves, it tends to alarm them. Prepare for Seamless Negotiations
There has been a lot of research to show that homes with pre-listing home inspections sell for more than those without. Having your pre-listing home inspection done could entice a potential buyer not to do one of their own, which would speed up the process. Put your buyer hat on for a minute. If you happen to end up in a multiple offer situation, having that inspection ready will definitely give buyers peace of mind if they feel they need to submit a firm offer.

Help to Justify your Price
It is a great feeling to list your home and know what the actual value of it is. Without a pre-listing home inspection, can you really be 100% sure? If a buyer does an inspection and uncovers asbestos in your attic, that would lower the value of your home. This is a common situation in old homes that have never experienced a problem in the attic or roof. Asbestos is dormant if not moved or agitated. But on the contrary, if you had a pre-listing inspection done, you can remedy any situation that arises and price your house accordingly.

Having your Fergus house inspected before putting it on the Ontario real estate market will give you peace of mind in your listing price. It will also make you more confident during the home negotiation phase.

They have become very popular here in Ontario, especially in communities where the real estate market is hot. Fergus just happens to be one of those hot markets.
