If you happen to end up in a multiple offer situation, having that inspection ready will definitely give buyers peace of mind if they feel they need to submit a firm offer.

Help to Justify your Price
It is a great feeling to list your home and know what the actual value of it is. Without a pre-listing home inspection, can you really be 100% sure? If a buyer does an inspection and uncovers asbestos in your attic, that would lower the value of your home. This is a common situation in old homes that have never experienced a problem in the attic or roof. Asbestos is dormant if not moved or agitated. But on the contrary, if you had a pre-listing inspection done, you can remedy any situation that arises and price your house accordingly.

Having your Fergus house inspected before putting it on the Ontario real estate market will give you peace of mind in your listing price. It will also make you more confident during the home negotiation phase.
