How MOTIVATED can a seller be who over prices their home?

I got a frantic call this afternoon. A home seller who listed with another agent, the home did not sell and now they need to sell it quick. A glance at MLS and it was expired. A glance at the description in mls and in BIG letters. SELLER IS EXTREMELY MOTIVATED. Add in a few !!! and nothing else about the home.

 

Well my friends.... to me the seller is not very motivated. They hored  discount agent. They got discount services. They got zero marketing. They got dad advice to over price their home. It all adds up to no sale.

 

I asked not just how motivated these sellers were, but what motivates them. I found that they had a haste to save money so they wanted a discount. I found they are 4 months behind on their mortgage and have a foreclosure sale date. I also found that without them listening to me, there is no help for them. I gave them straight up advice. I did my best to calm them but make them understand the dire need to act quick.

 

They are going to think on it tonight. For me, I know i can sell this home. I have them a realistic value of what it is worth for a quick sale. I gave them the amount they will get if they hire me to sell it. I also tld them they get 0 if the bank forecloses. 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

A seller with small kids or babies may need to say no showings after 7pm. Some earlier even. Those with older kids or no kids may not have limits. I find it is best to ask up front and put showing rules on my listing so agents and potential buyers know when they can and can not see the home.

Wow, that is another horror story on all counts. The agent and the sellers. You can tell by the pricing - is it fair for the condition and location of the home? If so, they are motivated. No reason to put it in writing.

You get what you pay for is the old saying..... these homeowner being late on payments need not to think on it but list with you to get this home sold to save their credit and mental health.....

Of course, when sellers insist on over-pricing their home, Scott, they still believe they are motivated. I know I've walked away from listings because a seller just wouldn't listen to what their home was worth. Subsequently they did learn their lesson... but I don't want it to be at the expense of my time, energy, money and reputation.

I do the same Nina Hollander . I also believe in telling the seller when they are over priced, tell them what the house is really and worth and like showing them why. Some listen, some need trial and area and others dont want to hear it
