Unit Sales Reasonably Strong; With Prices Firming in Battle Ground WA for October 2019
Unit-sales for resale homes was only one-fewer than this month last year; with Sales prices slightly higher than last month. Here are the highlights for this month:
- The 3-Month Moving Average Sales Price is $409,606 which is down -3.53% compared to last year (up about five hundred dollars from last month); with the 12-Month Moving Average now at $409,457 or, -1.02% compared to last year (a $2k decrease from last month).
- The Inventory level for Resale Homes sunk to 1.6 Months (down 0.8).
- Approximately 46 Pre-owned Homes closed, compared to 47 Sold in 2018; a decrease of 1 homes (-2.12%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2018.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in October 2018.
The Average Sales Price for Battle Ground moved up ever-so-slightly to $409,606 this month, and is now -$14,993 lower than at this time last year; and now leads Vancouver's price-level by $39,234 (up from last month).
We now have our first custom chart showing the trend for the Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-lines:
The short-term trend has now moved slightly downward; while the long-term trend has made a positive (upward) move. Year-to-date Battle Ground's unit sales are now only behind last year by 2 units (-0.43%).
Our second chart highlights the trend for the Average Sales price:
The average sales price is showing near-term relative strength; with the long-term trend-line ending the month within a few dollars of the short-term line. Since we have been consistently below last year's peak it seems clear this market has been going through at least a "mini-correction" while the demand for this area; as evidenced by the low inventory level, remains strong.

Both New Listings and Pending Sales ended the month at about the same level; while Closed Sales moved up one unit; the combined result is a 0.8 months decrease in Active Inventory.
The current One-Month Average Closed Sales price was about the same from last month; while the Average Price for New Listings soared to the highest level of the past year.
Finally, we see little change to both the Average Days on Market and Median Days on Market.
