Would the 'warm puppy technique' work in real estate?  If you've never heard of this, let me explain. Think of the child in the pet store who wants a dog. An astute salesperson would see that the parents are trying to make a decision and suggest they take the puppy home for the weekend.

If it doesn't work out, bring the furbaby back on Monday. We know that in most cases, this is impossible, they have bonded, and they have bought the pooch.

We have seen this used with jewelry, art, rugs, and cars. 

The chances are pretty good that if they try it for a few days...with these instructions

Go ahead and see if you like it. 

They have bought it.

 

Is there a way to use this in Real Estate? Sort of a test of the property?

Think of an out of town family staying in the property for a few days... wanting to find out about a neighborhood,  commute time, the noise level, etc. 

Any idea of how this could work?

Many stage homes so why not take the same approach and make the house available for test stays for prospective buyers.  Of course, this would be for specific properties, done with caution, legal paperwork, etc.

Has anyone done a warm puppy technique when selling real estate?

Margaret, you’re not the first to have this idea.  Years ago there was an HGTV show called Test Drive This house with the same concept, let the buyer spend a couple days in the prospective house.  We worked with them on a couple of properties but it didn’t last.  The liabilities were to great

What an interesting thought, although it probably would not work on an occupied home, a staged home maybe just invite them to have dinner with you and see how the home feels.

Like my colleague south of me Elyse Berman, PA said I have a builder in a development that allows qualified prospects to stay a weekend in one of their finished models.  Brilliant idea I think.  Not sure how to implement in the 'ma and pa' side of Real Estate.

Hmmm...Interesting. I have done a small portion of this. I like to have the buyer couple sit down on the sofa, if there is one, and just enjoy the room for a moment. That HAS worked!

This is a brilliant idea for a home that is difficult to get tours!  Under the right circumstances you might have people flocking to stay overnight, or wine and cheese presentations.  Broker opens (in the "old" days) were fun but not as a marketing idea for buyer clients.  This sounds fun and I am wallowing in the warm pupply idea!
