Quality of photos is what's in them, the angle, the width, the clarity, the quantity and how well the words, video, the degree of detail all work together. You only have so many seconds to make the transfer in the show and tell, ick me pick me. You the agent or broker interview the property for the potential buyer. Good points Shar Sitter !

Congratulations on your AR Feature! Everytime I have a listing, before photos are taken for the MLS, I always ask my Seller's to take their own photos to take a good look at them before the Photographer gets there to see what that person would see, including everyone looking in MLS; then let me know what day to schedule the photographer. I tell them the same thing, scan the photos carefully and look closely. When you give your approval, the Photographer will be there, ready or not... It's amazing how much work the sellers do to get ready for "Show Time!"

Great suggestion, Patricia, sellers who take their own photos and compare with photographer are better informed, they have invested in their sale see their rooms from a buyer's perspective.

Each of the photos of the same space tells a different story, even though they are the same room! Great article to get buyers to understand the difference. Some agents are okay with just taking pictures.

Great post - this is right on target. I usually talk with my sellers (or prospective sellers) about this and when visiting on that first appointment offer to take photos with my camera, or ipad, so we can see, right now, how things looking a camera as we discuss the necessary changes.
Many sellers are also buying and they are checking out listings so they get the talk about what buyers see online pretty readily. It's a real eye opener. It's very different living with your home than looking at it through a camera's eye!

Good stuff! I can't believe some of the awful photos I see in homes these days with all the improvements we've made in the photography category. But even with a nice camera you need to know how to take a photo and staging is HUGE as well.

Great idea to get the seller thinking about how the home will look. We all live with our stuff around us every day, it feels comfortable and many times we are used to the way it presents, or not. I've had push back from tons of family photos all over. Buyers get hung up on looking at the photos and not the house.

I totally agree Mary Hutchison, SRES, ABR . The new IPhone 11 Pro with the wide angle lens is so much better but still....nothing beats the professional photos.
Staging is so critical especially when it comes to the photos. After all, that is the first showing.
Oh the stuff on top of the cabinets is one of my biggest pet peeves.
Sellers should take photos of every room. It helps them to understand what buyers are going to be seeing, both on MLS and in person at showings.
I've actually taken photos with my phone on the spot to help my sellers better understand a point I was making about replacing or removing items. It works!
