You Don't Have To Buy A House On The First Visit

Some buyers are trying not to bother their real estate agents. They may feel it’s an imposition to ask to see a home for a second time. Instead of waiting for them to ask, I encourage this return visit. Maybe they need to see it at night, or on a busy weekend or when there is activity in the neighborhood. Perhaps they need to think about it, sleep on it, and return.

 

 Take a second look

 

 

When showing a property that the buyers seem to have a bit of interest in, I make a comment that goes something like this.

'It may not be a good idea to purchase based on one visit. You are welcome to return, bring others to see the home, and even bring in a contractor to see if your ideas for changes are doable.''

Sometimes family members need to be consulted and, it is not always convenient to do this on a first showing.

For some busy people, encourage only one to take a look the first time and if that person rules out the house...no reason to bring the other one. If they like it, go ahead and make a second appointment and bring the other back at that time. 

Buying a home is a big deal, and for most people, they need more time.

  Note: In a real seller's market, you may not have this luxury. Some areas you may only have a few hours to take a look, make an offer, or lose the home. 

For most people, it's too big a decision to rush.

Better to lose a house than buy the wrong one. If you want to return to a property, speak up even if you want or need to see it a second or third time.  Real estate agents are busy and may not encourage multiple visits. 

Don't rush or be pressured to buy a house.

I've found most clients that wants a second look, usually makes an offer on the home.  Do you find that to be true?

James Dray In many cases yes. But I have found buyers going back 3,4 5 times and never pulling that trigger.

Hello Margaret - buying or selling real estate is not a game although it can feel like a roller coaster ride at times, when a subsequent visit to a home can be arranged it can be quite beneficial.  Perspective.  Noticing details that may have been previously missed.  To experience the important "ah ha" features that make it memorable.  So many reasons.

Margaret, I encourage buyers to return to a home they have interest in.  I showed a home on Friday, and that was the 3rd trip, but they wanted to bring family members.

Hi Margaret,
A second or a third showing is certainly welcomed and not uncommon. Buyers should never consider that an imposition, should they?

I am one of those people who knows what I want and when I see it I go for it. That's how it was with my first home. I looked at several. When I saw what I wanted I made an offer.  I never encourage people to do that though.  After writing up an offer and having the buyers sign I ALWAYS asked "Do you feel good about this?"

Crazy market or not, I wish more agents had your attitude.  I am of the opinion that the right home is there at the perfect time for every person.  I have experience and seen pushy agents.  I don't care how tight the market is, the person buying should not be pressured or made to feel like a looser if they don't.  A

I totally agree, Margaret!  It's not uncommon for homebuyers to visit several properties, then go back and revisit their favorites for a final decision.

Hi Margaret- buying a home is probably the most expensive investment most of us will ever make and you certainly don't want to feel rushed or like you have a used car salesperson breathing down your neck. That said, if you're in a seller's market, buyers need to do their due diligence before they begin to look and be prepared to act immediately.
