During November 2019, twenty-nine (28) homes sold in Hood River County, ranging in price from a low of $40,000 to a high of $860,000. The Hood River County average sales price was $452,200 and the median sales price was $421,500 during November 2019. The average square footage of the sold homes was 1,854, with a median of 1,752 square feet. The Average Days on Market (DOM) was 72 days, with a Median DOM of 53 days.  The average sale price was approximately 7.3% less than the average original list price during November 2019 for Hood River County.

There were 21 homes sold in Hood River (includes the City of Hood River, Hood River Westside, Hood River Eastside, and Odell), with an average sales price of $470,300 and a median sales price of $415,000. The Average DOM was 64 and the median DOM was 40 days. In Hood River, the average sales price was 8.6% less than the average list price; quite a bit more than Hood River County overall -7.3%  result. The lowest-priced home sold for $240,000 (12.5% lower than the original list price), and the highest-priced home sold for $860,000 (28.3% less than the original $1.2M list price with 118 DOM).

Cascade Locks saw five homes sold, with an average and median sales price of $371,000 and $445,100, respectively, in November 2019. The Average DOM was 81 days with Median DOM of 50 days. The average sales price in Cascade Locks was only .3% less than the average original list price.

Mt Hood Parkdale saw two (2) home sales completed in November 2019. One home sold for $489,000 and 103 DOM. The other home sold for $499,000 and 167 DOM. The homes sold for 8.2% and 3.8% less than their original list price, respectively.

For Hood River County this was the sales activity breakdown by price range for November 2019:

  • Under $100,000 - 1 home sold, DOM of 50 days
  • Between $200 - $300,000 - 2 homes sold, average DOM of 68 days
  • Between $300 - $400,000 - 9 homes sold, average DOM of 67 days
  • Between $400 - $500,000 - 8 homes sold, average DOM of 82 days 
  • Between $500 - $600,000 - 4 homes sold, average DOM of 62 days
  • Between $600 - $700,000 - 1 home sold, DOM 31 days 
  • Between $700 - $800,000 - 2 homes sold, DOM of 5 days  and 167 days
  • Between $800 - $900,000 - 1 home sold, DOM 118 days

It is interesting to note more than half (17, 61%) of all the home sales in Hood River County occurred in the sales range below $500,000. And all but 4 sales happened below $600,000. For November 2019, the average DOM was approximately 2.5 months, especially in the homes selling for less than $600,000.
