People just do not listen, and then they want us to get wrapped up in their dramas.


We had a 'divorce sale' home. Very acrimonious divorcing couple who spoke only through their attorneys (we had the husband as our POC).



A couple put it under contract. The husband was a friend of another of my clients who is good as gold. Mr. Buyer, a decent guy. 


But he was not absorbing some immutable truths:


1. His 'buddy' in San Diego was NOT the right person to do the loan.

2. His prissy hairdresser wife was NOT the 'campout' type. LOL

3. You cannot compel a closing without loan approval and a C2C.

4. No amount of bothering will change that.


So we are about 6 weeks into a 30 day escrow, mostly because 'Buddy' didn't know his ass from his elbow in AZ real estate. Nightmare lender. Arrogantly promised the moon, then AWOL. When you COULD get him on the phone, he blamed everyone except himself.


I called him out on his BS and he did what people caught pants-less do: got righteously indignant, cussed me out and hung up. LOL


Monday before 4th of July weekend. Now here at the River, the 4th is the HOTTEST holiday weekend next to Labor Day.

By HOT, I mean 125!


And we do not have a clear to close. Buddy is not cooperating at all. 


Mr Buyer is DETERMINED to be IN THE HOUSE over the 4th. I tell him it is NOT gonna happen, y'all need to wait for me to call you to come out from CA. 


"NO! We are coming for 4th of July!" 


Well, you need a room then.

Do they get a room? Of course not. 

Can they get one over one of the busiest weekends in town? NOPE.


Buddy tells Mr. Buyer: "Oh, this is solvable, your dumb agent (LOL) JUST PREPOSSESS THE HOME and I'll have you closed in a week or two!"  


Yeah, with a divorcing couple's attorneys . . . that's not even happening.


In fact it was one of the few things Mr. and Mrs. Acrimonious AGREED UPON. 


LONG short? They came out Thursday, the 4th was Friday and of course no movement . . .

So the ENTIRE WEEKEND, he called the office multiple times a day to see if we were closing . . . dude.



We're not closing over the weekend. We have no clear. Call Buddy. 


So Mr Buyer and Mrs Prissy Hairdresser CAMPED IN THEIR CAR over the weekend in blistering heat . . .


 . . . and she filed for divorce the following week, right after the deal closed at last.


So here he comes, wanting me to sell the house. 


"You just didn't listen to me, Joe. I was right about everything. You think I'm gonna list your house and have you not listen AGAIN?"


He was contrite. The wife bailed and he bailed from Buddy.

And well, I tried to tell him.


Yeah Yeah!
