So, you've decided to sell your home.  You have the option of listing it now or waiting until after the December holidays, so why do I think putting your home on the market in December may be a genius idea?

 

 

Who is looking for homes in December?

The big question arises, "Who is looking for homes around the holidays?" The nay sayers are all advising you to wait until January. They might say, "No one is looking for homes during the holiday season!"  Excuse, me but I ask again, "Who is looking for homes in December?"  The answer is: serious buyers!  Let's face it, December is a busy month for most of us and those that are making time to see homes NOW are usually the serious buyers that are ready to write an offer NOW.  

 

What if I put my home on the market in December and I don't get a lot of showing requests!

The bottom line is that if you're not getting a ton of in-home showings, you're likely going to be getting a large volume of "online showings.'

During the winter months, the clocks have been turned back and the daylight hours are shorter, so what do potential home buyers do in the evenings while relaxing on the couch?  They're likely previewing homes on their smart-phone, Ipad, or laptop.  Online showings are like scheduling a showing appointment without the inconvenience of having the seller vacate the home.

'Tis the season to sit on the couch and look at photos, photos, photos of HOMES!

 

 

Is it okay for me to put up holiday decorations?

I say, yes.  Lovely, simple, and elegant holiday decorating tends to invite potential home buyers to feel at home and can even offer a sense of nostalgic happiness.  My word of caution is to keep your decorations warm and inviting without being overwhelming.  A potential home buyer wants to be able to visualize themselves living in your house.  Holiday decor that covers every square inch of the walls, may give the illusion of a smaller, cramped space and that could be an untrue assumption of the actual living space of the home.

 

Out of town guests could be your buyer

Since the holidays bring folks from all over the world to your town, this is a great opportunity to display your home for sale.  Perhaps during a holiday visit, a relative of your neighbor down the road may make the decision to move closer to family.  Maybe a friend of your co-worker may come for a visit and fall in love with your area.  Having your home on the market during the holidays with your Realtor's sign in the front yard may spark a conversation and an out of town visitor may decide that this is the perfect time to schedule a showing and your home may be their dream home!

 

Perhaps putting your home on the market in December is a genius idea and will bring you a SOLD sign by the end of the year!

Hi Maria... I'm all about selling during the Holiday season for all the reasons you mentioned. I always tell sellers they might get fewer showings but the buyers who come will be more serious.
