From 2017 to 2018, the Alachua County housing market saw an 8% price increase-- a less than cheery statistic for those on the hunt for a new home. Fortunately, prices grew just 3.5% in 2019. We also saw a rise in activity this year, with the number of homes sold per month up 7.5%, coming after a period of stagnation from 2017 to 2018.
In correspondence with increased prices, there has been a significant jump in the number of homes sold per month in SW Gainesville. Conversely, Haile Plantation is the only area we've seen prices drop in 2019.
The biggest factor in this growth is a rise in inventory (number of homes on the market). On a greater scale, Alachua County is still considered to have low inventory-- but surely growing, as we've seen when compared with the area's market in previous years. New construction in and around the SW Gainesville area is largely responsible for these changes to the market, and can be expected to have further influence into 2020.
