Should I give the homeless veteran a chance?

I posted last week about a FSBO (for sale by owner) in my neighborhood.  I then put the FSBO up on our local Facebook group.  It created quite a discussion including 2 possible buyer leads.    The post comments also included talks about high prices, high rents and homelessness.

One young woman commented that she is a homeless veteran with two young children.   I know I am going to list a property for rent in January.  I message her to get  more of her back story.   She does have an eviction and is a disabled veteran.  She was in the navy.  She has two young children (5 and 7) and she has been living in a shelter since July.  She also has a service animal to help her.  It tugs at my heart strings.  I approach the landlord about her and he is willing to talk to her.   I go to check her out on some free sites and find the problems of 2017.   I also found out from news clippings that her mother was murdered in 2015.  This lady has obviously had some hardships in her life.  Now I need to balance if our desire to help puts   undo risk on the landlord.   VA will pay her housing.   The landlord used to run a boarding home for people in recovery and he likes to help.  He and his partner live in the basement apartment.  This could work.  It might not. 

I will meet the young woman today.  What would you do?

Debbie- I agree with what Will Hamm said. Meet with her to get your gut feelings. I love that you want to help and that the landlord does as well. Do your due diligence and put it in the landlord's hands. And also...let us know what happens.

As it happens the dog was not a service dog and you could tell landlords partner was not happy.  I think that they both decided not to move forward.

Good morning, you should meet with her.  I often feel that your Gut can lead the way.  I hope this works out, but you also need to make sure she is qualified.

The dog was an issue.  It was not a service dog and was huge.   He seemed nice enough but the back story is the ex couldn't wouldn't take him anymore.  My landlords significant other freaked when he peed on an outside planter.  Male dogs pee on everything outside.  I get uncomfortable when I am told that something not quite true. The SO lectured her about how she needed to run that dog twice a day for 5 miles.  Neither wanted to live on top of each other so I didn't get an application or approval.

Of all the segments of our homeless folks, it is the Veterans that tend to tug at my heartstrings most.  I really feel the VA needs to do more in caring for those in need.  the lady in your story has had a lot of hash luck in her background.  I would want to try and help her.  But, I would also be cautious that I wasn't setting myself up to fail.

I agree.  I will try to keep my eyes open but there is no MLS for rentals.  Also I think there might be a risk but I never saw the application.   I think a place that was by itself but landlords in Idaho have their pick of tenants.

I would do the same, but proceed with caution. Mental illness issues can be quite difficult to spot. And sadly, they are rampant in our society.  You have to try though, I get it.  Best of luck Debbie and please let us know what happens.  D

I would have done the same as you, but the fact that she's lying about the dog to get a place would be an issue for most landlords.

Hi Debbie - I would have done the same. I'm sorry it did not work out due to the dog but pets are often a problem with rentals and we see many that do not allow them. Misrepresenting that dog as a service animal does not help, although I can understand her rationale.

One of my biggest real estate regrets was not being able to help someone who needed it. I work in a high-end market and somehow got a call from a woman with two children who needed to find immediate housing with a Section 8 voucher in an area I don't work in. I didn't even know what Section 8 meant.

I met her at the only place she could afford but the owner would not take Section 8. I tried repeatedly to help her but never was able to find a suitable place. Ultimately, all I could do was refer her to an agent in her area who had some experience with Section 8.

I hope this works out for your veteran.

What a beautiful post. We have been in this kind of situation so many times. Sometimes it works out great, sometimes it's an absolute bust. 

Another good resource for someone like this is Wounded Warriors. They are fantastic at helping in situations such as this.
