Clueless  Brand New Agent Writes Up Contract On Car Hood...


Way, way back to 1987 when the brand new agent was let loose with her freshly minted license things didn't go as she had been taught in school that they should work. Oh no,  it was pretty much the opposite of that! Miss Anna (the lady in the red dress) had a great attitude and took direction well. So she had that going in spades. Her broker suggested she do an open house on her very first day of working at her new office. Well that sounded like fun to her as she had been a designer and loved working in homes.  Ha! Ha! Not so fast!


She set out all the signs, and waited and waited. Nobody showed up until the last hour. And of course she was more used to designing homes rather than selling homes so they asked her a lot of design questions. I guess she thought she was 'building a relationship' with those folks, just like she knew how to do, and well.


Well get up and shut the door. Those folks said to her - we want to buy this home.  Whaaaaaaat?  You want to buy this home? Ok. So she calls her broker as she was clueless as to how to write up an offer.  He says, just write it up on your car, have them sign it, come back to office and we'll clean it up later.  Oh, ok I can do that. (hahaha). Those were the days when contracts were one page with a bunch of legal mumbo jumbo on the back page. How difficult could it be?  She starts writing out the basics, name, address etc and then goes blank. She recovered and said, how much do you want to offer and how much do you have to put down?  Filled that in and then the clients say......and we want the sellers to finance the 2nd? Huh?  They can do that (she was thinking)!  Ok, I'll write that in there too then. Offer was completed within 15 minutes - easy peasy hahaha!


She went back to her office and her broker was astounded it actually wasn't too bad of an offer, just needed a little cleaning up through title he said. Of course Miss Anna was totally astounded too!  Much to her surprise the sellers accepted the offer and escrow opened.  It actually closed within 30 days which was a miracle in those days. Surprise! Surprise! Her very first open house, very first clients and very first closing. She was liking this real estate business a whole lot at that point! LOL.... just the beginning of her real estate stories!



It's been a blast reading all of the fantastic stories you all have entered into The December Challenge Your Craziest Transaction. I've got a lot of stories in my head that I may just start sharing.  My very first story always make me smile. Talk about a clueless brand new agent.....

Yeah, we have the attorney's write up the contract- but once in contract, there is the condo or co-op board application and package that the brokers are responsible for. My shortest application has been about 125 pages. My longest was about 825 pages- but required 8 physical copies- each having their own binders and numbered tabbed dividers noting each section. I think I spent about $300 on the binders and the dividers plus another $50 for them to be delivered. At least the commission offset the materials costs. The board application lays out your taxes, bank and brokerage statements, mortgage application and commitment letter, addendums explaining abberations or other quirks to your financial fitness for the building, 3 personal+3 professional reference letters per applicant, etc. By the time that is all done it's done, a typical buyer's board package is 300-500 pages long.

I loved your story, Anna Banana Kruchten CRB, CRS! It reminded me when we bought our home in Scottsdale in 2004, we wrote the offer on the hood of OUR car as well! Yes, even in '04 we were still writing them out manually. We marched the offer right back to the seller (who was an owner/agent), and voila, it was accepted on the spot! We are still in this home today!
