A lesson learned.... again

6 months ago, I was contacted by a propect who wanted to see a condominium that was not listed for sale yet.  I contacted the trustee of the estate, made the appointment, and faxed a one party agreement to pay a commission to the trustee referencing the prospects name.  At the appointment to show the unit (offered at $1,200,000), the prospect brought along his woman-friend, companion.  They looked at the unit, as well as another similiar unit I had listed in the building.  A few days later they looked at the units again.  At that time they felt that it would take too much work to remodel the unit (s) to their liking, at the price offered.  They agreed to get back to me if they decided to buy.

I just found out that the companion friend of the prospect has a contract on the now-listed unit, written by the listing agent.  The original prospects name is not on the contract.  I will not be receiving a commission on the sale.  Lesson learned- first- get everyone that sees the property on the one time showing agreement, whether they claim they are a propect or not, and second- do not trust this particular listing agent to ever do the ethical thing.  Kind of sad beacause, the listing agent and I live in the same high-rise that the buyer bought in...

that is a shame. not only did they waste your time, but it sounds like they purposely mislead you. everyones got to eat. if the listing agent knew you had already shown them the unit, then they should have mentioned it to the prospect & offered to split the comission with you. its not just about ethics, its about honesty. I have one word for them: karma......

GREED is a terrible thing Dan. I am sure that somewhere down the line your paths will cross again! But remember you should always take the high road because your reputation is all you have. That listing agent obviously was not concerned about their reputation! It will catch up with them sooner or later!
