Frisco, TX Real Estate
Fri Dec 13 2019
As we evaluate the buying and selling trends in Frisco, TX, we review the influences that are driving this market forward and the leverage that it creates for each buyers and sellers.
This week the median list price for Frisco, TX is $505,201 with the market action index hovering around 37. This is about the same as last month's market action index of 37. Inventory has held steady at or around 662. Can you say "flat market"? However, with the holiday's fast aproaching this is typical of this time of year.
In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is still low to keep us in the Seller’s Market zone, so watch changes in the Market Action Index going into Q1 2020. If the market heats up, while slower than in recent years, prices are likely to resume an upward climb.
Frisco Price Ranges
Dependent on what your looking for in today's market there is a huge price range to choose from that will influence a number of things starting with cost per sqft, lot size and home ammenitities. As the market has cooled over the course of 2019, higher price Frisco homes days on market are also being extended and becoming harder to sell. Even the lower priced homes on the spectrum are no longer moving off the market like hot cakes.
As the DOM trend continues you will need to have a real estate advisor that knows how to present and market a home to a broader audience that may be global, both 1st time US buyers, investors and of course relocation. While we have seen many large corporations move to town (thank you Toyota) there are still many companies that are coming in 2020 and 2021. Does anyone play golf?
The trends and changes we have experienced in 2019 will bring new challenges for sellers and potential opportuntiies for buyers. I am excited about 2020 and not becuase it is a leap year. The future of our market and time will tell where we land a year from now....?
