Swimming Pool at BrisasPacific Ridge is a gated community near shopping and other amenities in the Rancho Del Oro area of Oceanside, not far from the beaches and major commuting routes.

 

Brisas, when completed, will have 117 2-story homes with 3 floor plans, ranging in size from about 1499 sf to approximately 1806 sf, with 3 bedrooms in most homes but an option for a 4th bedroom instead of the loft area in the largest floor plan.

 

All Brisas homes offer 2-car garages and private, fenced yards (backyards must be completed by the homeowners, with approval from the HOA).

 

Main living area in model home at Brisas at Pacific RidgePacific Ridge residents can enjoy the beautiful pool and spa, BBQs, and a covered seating area, along with several playgrounds.

 

Children will attended the Oceanside Unified School District schools (currently Ivey Ranch Elementary, MLK Junior Middle, El Camino High School but these should be verified before you purchase).

 

Current pricing (subject to change and availability of homes) ranges from around $503,990 up to $575,990 depending on model, location, yard size and other differences.

 

Some homes are available for move-in in the next 21 to 30 days, with others slated for February/March estimated move-ins. There are more phases to come, too, in 2020.

 

Brisas residents will pay HOA fees as is common in newly built communities, estimated to range from $344 to $441 per month while in the building phase but expected to be about $349 at build-out.

 

The great news is there are NO Mello Roos fees, which is unusual in new planned communities iin our area.

Those prices and HOA fees sound very reasonable to me for a new construction unit. I had to look up Mello Roos fees - I think a few areas here have that but they called special districts.

Yes these are Community Facilities Districts here - Mello Roos seems to be used to refer to the districts as well as the fees themselves...an additional property tax.  And they can be fairly substantial...thousands per year in some cases.

They are named after 2 legislators that sponsored this new CA law, Senator Henry Mello and State Assemblyman Mike Roos.

Yes, they seem to be selling well. They are in phase 6 and almost everything built has sold. There are 2 other styles of homes in the community as well - 3-story townhomes and single family detached homes.

I agree. Given resale pricing, and what you get (brand new) they seem to be well-priced. There IS a cost of putting in the backyard which is true in any new home community here (unless you buy a model home).

New construction seems to sell pretty well here in general, at least it has since the downturn - many buyers like the idea of new homes, and the prices are pretty consistent with resales nearby.
