Rick and I worked our magic to market this extraordinary property. We shot images from every area to showcase the beauty and investment opportunity that will have renters calling off the hook! All offers were over asking, up to 8% over asking. Many letters were included with the offers and as you know, terms of the deal can have a huge impact on any deal accepted. 

Setting The Ground Rules For Multiple Offers

I continued to get calls after we stopped showing the property. Buyers and agents were not happy that they could no longer get a chance to see 35 Kaibab Drive or make an offer!  This home has had 2,930 virtual showings on TourFactory.  This is just one website! During the first 6 hours on Tourfactory, there were 544 views. Offers started coming in the first day.  I told all prospective buyers that we would be making a final decision by Monday, November 11th. This was 6 days after hitting the market. I also told them to submit their best and final offer. 

I called the top contenders to inform them of they were our top choice and the 2 back-ups we would take. I called every person who submitted a contract of our decision after the number one choice was secured in a contract.

The Days on Market were 33.  There were about 5 extra days lining up the back-up offers.  Also, add $30,000 to the price you saw. I had not put the sold price in until this morning. In this zip code, the median list price is close to $800,000.  Homes that allow daily and weekly rentals priced below $600K will be snatched up fast.

Thank you.  Some were disappointed especially with all the strong offers but there were those who were to late and were angry about not being able to see it. I have never seen anything like this.  I had to go pending yellow on it just to stop the agents from calling.
