I want to wish all our "Rain Makers" as well as our sellers, purchasers, renters, and lessees of residential and commercial properties, a Happy, Healthy and Enjoyable Holiday Season with family, friends and business associates and a more Healthier, Happier and Lucrative 2020!

Attention Buyers, you need to consider purchasing something this winter and it can be done with as little as 3% down and there might be grant money, which in our 3 counties, they offer as much as $39,000 for qualified individuals and families!  One must inquire, search out and determine what their localities offer in grant money if any! Googling "Grant Money" in whatever County you reside in, will assist you in potentially connecting you with the right contact, usually in the social services division or a department in your local government.  More important, you won't have to pay anything back, what I call "FREE MONEY" as long as you stay in your primary residence for at least 10 years (on Long Island); but one must check what your local government rules are in your jurisdiction where you want to purchase.  It's a fantastic avenue to pursue, now that I have provided you some key information; so go run with it and grab your share, before the government goes and wastes it on some nonsensical, absurd and wasteful project as many times they do!!! As a side note, Maybe they'll start repairing our Roads, Bridges, Tunnels and High-Speed Rail that is crumbling, degrading and sitting dormant in 4 zones within the U.S.!!!

There are sooooo many ways to begin the process of buying that the choices are there, but consumers, especially those who are renters and future renters, must begin to learn, gain the knowledge and absolutely apply that information to benefit themselves or their families.  As I always say, "knowledge is power and power used properly and legally (not all of us understand that concept!) can provide the path to a healthier, happier beginning to a comfortable and potentially lucrative future; but one needs to know how; and that is the biggest issue and problem! I have said in several of my past columns (https://theislandnow.com/?s=philip+A++Raices) that being lazy, lackadaisical and unmotivated is not the path to ownership; but a burning desire w/a need and want and a fervor of passion will be the only way to go if you ever want to experience and taste the feeling of homeownership.  Educating oneself as to the many ways to succeed in the game takes effort, discipline and sometimes a huge sacrifice.  But the choices are always determined by you, the buyer, to make a crucial and critical decision to either to continue to make your landlord richer, paying off his/her mortgage or putting additional "passive income" into his or her bank account with your monthly rental payments; handing over to them all the beneficial tax write-offs, depreciation and added value that is or will be accumulating over the years or to choose and plan and more advantageous and beneficial road while you are renting or considering renting.  They say, "if you continue to do the same thing year in and year out expecting something miraculously different to occur, it is then, an unfortunate circumstance that you will be stuck within and part of that "insane club of renters."  I don't say this to denigrate or demean anyone renting or thinking of renting, but I am trying to make a point of the fact that for many, renting is such a "dead end" street with zero benefits and such a "wealth and benefit grabber" all going to your landlords; that the lack of knowledge and wherewithal, perseverance, diligence and discipline in saving money will keep many in that "rental prison" for the rest of their natural lives.  I have pending copyright on what I had invented and coined many, many years ago called  "S.A.C.E.D.S. which is how I train my new or even experienced agents.  With respect to the last 3 letters, E.D.S. standing for Efforts, Discipline, and Sacrifice,  for this is what renters and potential renters need to desperately learn and learn ASAP to get out of the rental rut addiction or be destined to stay and suffer their wealth eradication forever!
