If we told you a house in Suffolk County Long Island had been on the market for a long time in a neighborhood you were interested in, would that affect your decision?
 
It shouldn't...
 
Buyers may think that if a house hasn't sold and has been on the market a long time, it must be because the house may have some serious issues.
 

What we notice in Suffolk County Long Island is that when a house has been on the market a long time, most of the time it's because the price wasn't right for the area or the condition.

 

Our Suggestion To Home Buyers: Do not let a number of days on the market distract you from a possible great house.

 

In Suffolk County Long Island there can be other reasons besides something being serious wrong to keep a house sitting on the market.
 
For instance, it may have been difficult to show because tenants were living there. It may have been listed during minor repairs which may have alarmed some buyers. Maybe the sellers made it difficult to be seen. If the home cannot easily been seen, there will be missed opportunities in getting the house sold in a timely manner. Sometimes Sellers aren't serious about selling and just want to see if there is any interest in their house. Maybe when the house was first listed the weather was inclement. There are Sellers who won't negotiate no matter what someone may offer and Buyers can get discouraged and look elsewhere. 
 
Many different scenarios for a house to be on the market in Suffolk Count Long Island for an extended amount of time.
 
If you like the house, then you should like the house!
 
Don't dismiss interest in a house that's been lingering on the market a long time. Be open-minded. A great house may be waiting for you that has been overlooked by others.

Good morning, Sheila and Larry... it seems that with low inventory, these days people's idea of a house being on the market a long time gets shorter all the time. I've had people ask me why a home has been on the market for so long and it's been on market only for 15 days! I agree that DOM should not be a sole determinant in choosing a house...

I have had buyers learn their lesson the hard way by mistaking time on the market.  I remember one gal, in particular, we found a home that she really liked and since it had been on the market for a while she wanted to offer less than asking price.  Someone else offered asking price and got the home, she didn't.  Her next offer was stronger and she got the home she wanted.

I totally agree. There are all sorts of reasons why homes might not have sold yet. Perhaps there ARE problems, but there are a host of other things that might have gotten in the way of a "SOLD" sign.

Larry and Sheila, I agree with your explanation and encouragement for Buyers not to be deterred by DOM in Suffolk County Long Island. It would be valid in our market, too. It's a very strong Seller's market here, but it's easy to have many days on the market, if it was difficult to show with Tenants in the house. Great post.

You've made some great points - I agree that time on the market should not impact a decision to take a look at a house if it meets the criteria. Yes, sometimes it is a condition or location issue but there are other factors, too.

Our market is not fast and people from the lower 48 just dont understand that sometimes things sit on the market for a long time You gave some good reasons why that sometimes happens We had one the other day had been on the market 224 days... got 3 offers in 24 hours... never fails!!
