Part of the beauty of stock home plans is the flexibility of taking that plan, and creating your own "custom home" and saving yourself a considerable amount of money.
A custom home plan of 2500 square feet prepared by a building designer can cost approximately $2.00 to $3.00 per square foot (or higher); usually price set is determined on the overall complexity of the design. Based on the above costs, that 2500 square foot home will range from $5000 to $7500 in design costs. Architects usually charge a percentage of construction costs from 5% upwards to 15%.
A stock home plan of the same 2500 square feet will cost in the neighborhood of $800 if you happen to find the perfect plan. If making minor modifications to a plan such as adding a third car garage bay, you can expect to add on to your cost of construction drawings $390 on top of the cost of plan purchase. That makes your 2500 square foot plan price of $1190. Of course, you should expect with more complex changes the cost would be greater, but when it's all said and done, it will on average be substantially less than if you had started from scratch.
