6 Things Buyers Must Know About Buying New Homes
The gated Pacific Ridge community off College Boulevard, is located near shopping, dining, and other amenities, and not far from the beaches and major commuting routes.
Lucero, when fully built, will have 125 3-story townhomes with 3 floor plans, ranging in size from about 1563 sf to approximately 1824 sf, with 3 bedrooms in most homes.
The plans include flex space on the first floor (garage level) with an option for a bedroom plus an optional powder room or bath depending on the floor plan.
All Lucero homes offer 2-car garages and private, fenced yards (backyards must be completed by the homeowners, with plans to be approved by the HOA). The homes also include a covered terrace on the main living level on the 2nd floor.
Residents at Pacific Ridge will enjoy a beautiful pool and spa, BBQs, and a covered seating area, plus several playgrounds. Children will attend the Oceanside Unified School District schools (currently Ivey Ranch Elementary, MLK Junior Middle, El Camino High School but buyers should verify these schools at the time of purchase in the event of a boundary change).
Current pricing (subject to change and availability of homes) of available homes ranges from around $470,990 up to $576,990 depending on floor plan, location in the community, yard size and other differences.
Some homes are available for move-in in 30 days (at the time I visited a couple of weeks ago and information and available homes may have changed), with others slated for January 2020 and Spring estimated move-ins. There are more phases to be released and built at Lucero.
Lucero residents will pay HOA fees as is common in newly built communities, estimated to vary from $327 to $424 per month while in the building phase but expected to be about $332 at build-out. The great news is there are NO Mello Roos fees, which is unusual in new planned communities in our area.
