Short Sale Sold and Settled in Patterson Park Neighborhood
134 N Belnord Ave, Baltimore, MD 21224
What a great way to end the year strong!!
Short sales can be challenging and even more so if you don't have a good team to work with!! I wrote an offer on this lovely 2 bedroom bath and half home just above Patterson Park in Baltimore over the summer. The listing agent Peter Klebenow from Re/Max 1st Choice was fabulous to work with and so was Steve Hamilton at Emerald Bay (the negotiator and title company). We had quite a few set backs but with great communication and putting all the right pieces in the right places as we worked through this transaction, the buyers were frustrated with the timing but I was able to keep them in place with clear and concise communication as to what was going on and why it was taking so long.
Short sales can take 60 days to close but I had one that took me 3 years to get it to the closing too. Depending on whether you live in the home or this is an investment property can have a huge impact on what options are available to you. Are you behind on your mortgage and considering a short sale? If you are considering a Deed in Lieu of Foreclosure quite often the bank wants to see if the property can be sold first and will ask you to list it for 90 days first. A foreclosure on your credit report can keep you from a good job or if you have a security clearance could cost you your job. Let's talk and I can walk you through the process and you can decide if this is the route you want to take.
