Home sales for Canyon Creek are in for December 2019. We sold more homes in 2019 than in 2018 but the days on market are way up. Overpriced homes continued to sit, price reductions were prevalent and some homes finally received offers closing by the end of the year. The fall market was active but the largest hurdle was finding well priced and well staged inventory. Buyers are out still on the hunt and are waiting for new quality listings! Days on market of Active properties in Canyon Creek have topped 137 days.
Buyers need housing and are anxious to take advantage of the current low interest rates but are looking for well cared and updated properties. Sellers, inventory is down but don't make the mistake of not being able to justify your list price with solid comparable sold sales.

As of January 1, 2020 there are 4 homes under contract. One home going under contract on New Year's eve. Buyers stayed in the market longer this year wanting to buy....... 2020 will be an interesting year so stay tuned.
Homes Sales in December 2019
Three homes closed, up 200% from the one home closed in December 2018. The 3 sold properties were up 10% in sold price. The days on market in December 2019 was up 1283% and sold price/square foot prices were down 10% from December 2018. Our prices are rising on desirable listings. We need sought-after inventory!

2019 has been another record year for home values in Canyon Creek. Values are increasing but the number of homes sold are decreasing. In 2018 there were 79 homes closed. I will soon report on the Fourth Quarter and Yearly sales for 2019.
