"What can you tell me about the house?"
That's a question we get asked periodically about our homes for sale by other real estate agents.
The reality is 99% of what we can tell an agent is already spelled out in the MLS. Home features, the facts, some marketing remarks. And the property disclosures are also attached.
Tied to MLS entry is information about how long the home has been on the market, and a click away is the tax auditor information (home size, age, last sold price, owner's names and more).
What I think the question is often REALLY asking us?
"What can you tell us about your seller that we can use against you if we decide to proceed with this home?"
How motivated is your seller? Write an offer and we'll find out.
Why is your seller moving? I'll give you some generic answer that does nothing to hurt my client (it's a topic we discuss at listing).
Are there other offers? Just go ahead and ASK that question outright and if my seller has authorized me, I'll tell you. And if the seller has authorized me, I can tell you EXACTLY what the offer is so your buyer can top it if you choose.
If you want to know the situation with the tenants in the home, we can discuss that too.
But for most of the rest, all the information you need is already in the MLS or attached to it.
