Looks really nice. I was just thinking about investing in a home in Michigan in order to flip (or rent it out). There's a lot of mold through the first floor and basement though, so wonder how much it will truely cost to redo.... Will take a few contractors out there. Fingers crossed, to get it at the right price to start!

We are about to start our second flip. Jay & I are full time Realtors as well and we enjoy flips. The one suggestion i would give you is not to be afraid of color in the kitchen or living room. Even if you paint just one room a different color its more inviting. We used "Silver Sage" by restoration hardware, then we were able to use the brand name in our marketing comments. We received 2 offers the first 2 two weeks on the market.


The rest of the house was neutral. We try to stay away from "house flipper tan"

Aren't you still safe with the classic look of "Classic Taupe"? I do like the sage colors, and other neutral tones but I am always amazed when people say "I don't like that gray" or "I don't like that burnt orange". I like entirely too many colors, apparently.
I've seen a kitchen painted with kind of a burnished red, and it looked marvelous.
The process looks very good. Looks like your putting a lot of effort into it. Good job.

Andrew - have you seen the IKEA commercial..."Be Brave not Beige"? There's a happy medium between safe and designer colors. It works for us. We have sold 2 of our personal properties and 1 flip with some charm and designer colors throughout.

Mindy & Jay - Perhaps the photos of the interior weren't the best. I'll have more in a few weeks when we complete. We did use some different variations of beige and cream colors, but the photo above of the master bedroom is actually a sage. We also did the entrance foyer and upstairs hallway in "cargo pants" which is in the green family. One bedroom is a pale yellow and the 1st floor bath is a nice blue. I'm a fan of using color and hopefully the colors we picked will help transform our efforts into a lot of green. Thanks again for your advice and comments! Oh, asking price will be $439,000.

Jim...unbeliveable job! Congratulations! Reminds me of some flips some of my clients have done but they went overboard in relation to what they paid. Jim-I love to do flips, be doing them for years. Something about just taking a UGLY house and making it in to a home (for someone) Your flip looks good.....one suggestion you may think about is a crown molding on the cabinet tops, it really ties the cabinets together and adds the "custom" touch.

One suggestion to consider is adding a swing to the porch. It is a nice touch and doesn't cost very much.
