How did Manchester CT real estate market fare in 2019?  Manchester CT 2020 Real Estate Review summarizes the following: 

 

With 78 units sold, the month of August ranked the best month in 2019 generating the sum total of $16,422,342.  Average Sold Price was $210,543.  Median Sold Price was $210,000

 

Slowest Month was January with only 27 units sold .             

The other two better months in 2019 in terms of units sold were September and June with 63 and 62 units sold, respectively. The month of September generated $13,793,577 in dollar volume while June finished with $13,026,500.

In 2018, the months of August garnered the most sales followed by October with 59 units sold and by June with 58 units.

 

Sold Homes in December 2019

 

  • Most Expensive Home Sold: $549,900 with 5,274square feet, 6 bedrooms and 4 bathrooms.
  • Average Sale Price : $197,153 with 1,722 square feet, 3 bedrooms and 2 bathrooms
  • Average Sale Price in 2018: $190,742 with 1,621 square feet, 3 bedrooms and 2 bathrooms.
  • Median Sale Price in 2019: $182,250
  • Median Sale Price in 2018: $ 175,000

The Median Price separates the upper half from the bottom half. Using this information, it can be gleaned that Manchester CT real estate market is appreciating.

 

The market inventory as of January 6, 2020

Manchester CT has 91 single family homes for sale as of this writing. The most expensive home is listed at $579,900 with 4,288 square feet. The average list price is $234,580 with a square footage of 1,717.

 

Compared to last year’s January inventory, this month has much less inventory. The increase in average and median sold price in 2019 was due to less inventory in the market. The current inventory of 91 homes, based on historical sales, could be depleted within 2-3 months.

 

Hopefully, more houses will be infused into the market so that buyers would have more leverage unlike in the previous year.
