San Francisco - a large and diverse housing market

By
Real Estate Agent with Compass CA DRE# 01215160

San Francisco has a large and diverse housing market. Patrick Carlisle, Compass Chief Market Analyst, does a masterful job of breaking down data in the entire bay area in a way that is easy to understand by both buyers and sellers, and help us Realtors® bring more value than ever to our clients.

This data has been available only two day, and already I have used it to show the seller of a listing that will hit the market in two weeks that the intended price is in line, or even slightly on the low side, a comfortable place to be.

I have also shared these charts I with a potential buyer, a party looking to buy a 3- or 4-bedroom home (or possibly a condo) in a preferred area of town but doesn't want to "overpay." She can clearly see reality and make adjustments in area or price.

Since Districts 7,8, and 9 are the areas of most interest to both my seller and this particular buyer, I focused on the information on the following charts. The first two charts discuss single family homes; the following 3 show condo and townhouse information.

chart.SF single family home median prices

chart.SF.single family home appreciation

chart.SF.condos median prices some districts

SF.condos.median sales price.other districts

chart.SF.condo appreciation since 2012

Similar data is available throughout San Francisco as well as the Silicon Valley; just ask me.

Hi MichelleCherie Carr Crowe Just Call...408-252-8900 - I'd love to read similar stats in the San Jose areas you serve. I suspect the pattern is similar.

Good morning, Patricia Feager, MBA, CRS, GRI,MRP - statistics like these, with the personal boots-on-the-pavement knowledge a Realtor® can provide, truly does help consumers.

I'm in the process of setting up a meeting with a past client whose family has grown and now their house feels tight; they will have a clear idea of the challenges and opportunities that exist for them by having this data.

Hello Maria Gilda Racelis and Wayne Martin - yes, prices are high here there's no doubt about it. Salaries are also higher to partially compensate for the high cost of living. Our houses tend to be small, and often older than in many other parts the country, but our outdoor-12-months-of-the-year lifestyle eases the pain!

Hi Nina Hollander and George Souto - the data I show here reflects the specific areas of interest to the two clients/customers I mentioned. District 10 and to a lesser extent District 3 have somewhat lower prices. This is why one should always get advice and counsel from a knowledgeable source - real estate truly is local.

Hello Myrl Jeffcoat - I hope information like this is helpful to buyers and sellers, and I hope this post alerts people to ask about their own specific areas of interest - real estate varies a lot, even within one city. I'm sure you see that too in your Sacramento area.

Hi Lottie:

That is certainly useful data for buyers and sellers to have given the diversity. I know our prices in San Diego are pretty high but SFO is something else!

Hi Jeff Dowler, CRS - prices are high here, but some areas of San Francisco aren't a high as these shown here are. Silicon Valley is equally high. McNeely has a home on the market in Portola Valley now listed over 55M
