Fourth Quarter 2019 Mecklenburg County, North Carolina home sales kept the County a seller's market with just 1.4 months of inventory. Mecklenburg County includes the seven cities and towns of Charlotte, Pineville, Matthews, Mint Hill, Davidson, Huntersville, Cornelius.

 

During the fourth quarter of 2019, Mecklenburg County saw both inventory and months supply of homes decrease compared with the fourth quarter of 2018. Both median and average sale prices increased during the fourth quarter of 2019 compared with the same time period in 2018. These price increases can be attributed to the razor-thin inventory. Days on market were 38 -- essentially flat versus the same period one year ago. Mecklenburg County homes continue to sell very quickly and closed sales in the fourth quarter of 2019 were up 15.7% compared to the same quarter one year ago.

Mecklenburg County, NC Housing Market Snapshot Quarter 4, 2019

 

 

In the fourth quarter of 2019, Mecklenburg County saw a:

  • 10.6% increase in average sale prices (to $345,096) year-over-year. 
  • 9.6% increase in median sale price (to $273,000) year-over-year. 
  • 24.6% decrease in inventory of homes for sale year-over-year with just 2,542 homes for sale.
  • 15.7% increase in closed sales year-over-year (5,010 closed sales).
  • 30.8% decrease in the months supply of homes (1.4 months supply) year-over-year.
  • Days on market year-over-year increased 0.1% (38 days on market). 
  • 96.6% percent of original price received, indicating a small window of opportunity for buyers to negotiate on price.

Sheri Sperry - MCNE® good morning, Sheri... you might just not have noticed. I do a quarterly update on all four of the counties I sell the most in and have done so for years.

As for buyer markets... not so much, except in the $750K plus price points... those seem to be buyer markets everywhere.
