"THE RIGHT TIME" is when a person is ready.
To worry less about the unknown and the future and do what is right for you today.
This statement can be said for many things. Such as feeding the birds or home prices. When it comes to home prices though, there is two way to look at things. Unless you have a Crystal Ball, the best way to proceed is using the data we have to make a decision what is right for you.
I am hearing from both Buyers and Sellers who are having separate dilemmas whether to buy or sell now.
Lets start with the HOME BUYING. I had a Home Buyer who went through a divorce. I sold their home for them. He then moved into an apartment for the short term until he figured out what he wanted to do with his life. Fast forward he met a new lady friend, a year later he is getting married. She has 3 children and they do not fit well in his small rental. He wants to buy a home but is afraid the market is heading for a recession and does not want to over pay.
I handled it two ways. First off all here in NH the market is very strong. There is a shortage of homes for sale. Values are rising. Banks are lending money and interest rates are at all time lows. This is what i look for as market indicators. The second step was asking him a series of question. A buyer should be ready, willing and able to buy. He was ready, he was able, but the willing part was a problem. Perhaps 5 people living in a small apartment would motivate him?
The second part of my equation is the HOME SELLER. Should I sell now or wait until spring or next year when my property is worth more? Once again the crystal ball lets us down. I can though state the facts. We do not know how much prices will go up and down next year. We do know prices will continue to rise into spring as it is only 6 weeks away. We do know in spring there is always a sharp increase in homes for sale. That makes now the best time to list when there is virtually no competition.
The question about recessions, markets rising or markets falling is one we can not control. I sold a home to a now retired economic professor and self proclaimed "wiz". Every now and then we meet up as he loves the company and has referred many new clients to me. What did he have to say? He reminded me he was not a politician. That he predicts trends by fact and that the election will be the tell tale sign where the economy goes. He said that even if you do not have a penny in the stock market, it affects every part of our life's whether we like it or not. Cost, availability, interest rates and oil prices. That if the president is re-elected, the economy will continue to thrive. He stated he did not like "his baggage", but did like his economy.
He then touched on some of the opponents and what would happen if each were elected. He lamented "no good candidates" existed out of both parties these days. But if a socialist is elected, we could see a recession to make the banking crisis look like child's play he said. He said that 5 decades ago they escaped socialism and communism and why anyone would want to head there was beyond him.
He told me a little bit about his friend who was also a professor and a doctor of all things political. How i would love to hear his opinions. A professor who was not political. I need to see this. He laughed and said in the old days professors and newscasters reported the facts and the public decided what they liked or did not like. That today the news and education tells people their opinion and is short on facts.
I finished my whole Iced tea by then and had to head off to the next appointment. We had a great conversation about "THE RIGHT TIME" is when a person is ready. To worry less about the unknown ad the future and do what is right for you today.
The MOST IMPORTANT message I can share when preparing is that all agents are not created equal. The choice of an agent does matter. Hire the agent that will work for you through each step of the buying or selling process.
I now share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
