Low inventory continues in El Dorado Hills with December having our lowest number of homes on the market for the whole year. Here is a look at our year end stats and what was selling in El Dorado Hills in December 2019 with the high and low home sales along with sales statistics for the month. Keep in mind that numbers and statistics used here reflect MLS sales only. Very few of the new construction homes come through the MLS. As long as our total inventory remains low, I believe our home prices will continue to rise though at a slower pace than the last few years.
Highest Selling Home - The highest selling home in El Dorado Hills for December 2019 was this incredible two story home on Greenview Dr. inside the Serrano Golf and Country Club gates. This new construction home by Wichert Construction was built on a .488 acre lot with approximatly 4,337 sq. ft., 4 bedrooms, and 5 bathrooms - 4 full and 1 half baths. The Modern Craftsman style, with the great room concept included a bonus room. custom beams, wood floors, a covered loggia, a flat useable yard and a 4-car garage with extra space for a golf cart. It sold for $1,525,00 which equates to $351.63 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for December 2019 was this darling single story also new construction in Reflections (south of Hwy 50). It was built on approximately .1 acres with approximately 1650 square feet with 3 bedrooms, 2 bathrooms and a 2-car garage. It sold for $465K which equates to $281.82 per square foot.

Under $400,000 = 0 sales
$401K - $600K = 15 sales
$601K - $750K = 15 sales
$751K - $1Million = 6 sales
$1Mil and over = 6 sales
I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 42 sales 14 were single story homes. 3 sold for list price (21.4%). Their average days on market was 47. Price per square foot = $263.71 and average list to sale price ratio was 97.8%.
Homes with Pools - of the 42 sales 21 had pools (14 were on the property, 7 were in the community). 6 sold for list price or over (28.6%) with an average price per sq ft of $259.94, and an average list to sale price ratio of 98.15%.
