Who wants to go inside to tell me? Today we dive back into the world of Bank Owned Homes. I was assigned this rural bank owned home from a national bank. Upon heading out there, the yard was over grown. There was an old car in the side yard that most likely has not moved since the 90's.
Most people may get scared at this sight. I get excited. I know it means an opportunity for a cash contractor to come in, buy it at a good price, fix it up and give it back to me to sell.
This home was like no other. The front door was ajar. There was no footprints in the lsnow that has fallen the last couple of months, so I knew it was empty. The pipes had frozen and the home was full of frozen debris. The possessions left behind had long been tossed around and sifted through. The fleas were frozen and signs of mice long scurried into winter hibernation. A neighbor came by to see what I was doing and told eme the story that they could not sell it and gave it back to the bank.
IN THE END I got the interior pictures taken. Made lots of notes and prepared the estimate of repair. The home will soon be on the market and be sold. Come spring the home will rise back to it's former glory. It will be completely redone and welcome a new family.
There is a market for all properties and the previous agent whocould not sell the listing was short sighted. Only if the former owner contacted me first they could have avoided foreclosure and left with some money from a sale. A listing agent as to look at it from all sides A home that needs work does indeed have potential buyers waiting. The difference is I wait for no buyer, i go find them. If you have a home in need of lots of repair, there is help available to get it sold.
The MOST IMPORTANT message I can share is that all agents are not created equal. The choice of an agent does matter. Hire the agent that will work for you through each step of the buying or selling process.
