Things are a lot different that they were when I was a kid many, many moons ago.
And often what you hear about current generations falls into the "get offa my lawn!!!" mentality. I won't repeat it, because I'm betting you've heard plenty of it.
Now with much of my work centered on low maintenance housing, many of my buyers feature gray hair on their heads, but we're not limited to that demographic. We'll help first time home buyers and every level in between.
This afternoon one of the most impressive buyers I've every worked with became a homeowner.
The young lady was 18 and she is DRIVEN!
She graduated high school last Spring and rather than paying some landlord rent she wanted a place of her own, and I was the fortunate agent she contacted to help buy that first home.
Unlike many home buyers, she had a clear idea of what she wanted, and strong support from her family (including some down payment assistance from relatives).
The first home we looked at needed too much work. High risk, low reward type scenario and not ideal for even an experienced home buyer, much less a first time home buyer. We had a detailed discussion about how things worked and how I could help.
She quickly got her preapproval. You might be thinking, 18?? Does she have enough work history? And she did. She'd clocked in 2 years of collecting a paycheck so she was just this side of the boundary between our loan officer being able to help now, or needing to wait.
The second house we toured the next week was spot on with what she wanted. It met her budget, had good bones, and could be updated easily. She had a quick talk with her parents (who were at the showing) and we wrote an offer on the kitchen counter before leaving.
The offer was accepted without a counter (wooohooo!!!!). Inspections identified some electrical issues (again agreed to by sellers with no counter...another woohooo!!!).
Other than a 1 day slip in closing to satisfy a FHA appraiser detail, the process was smooth. The appraisal came back $10,000 above purchase price, not bad at all for a home priced in the low $100s.
At final walkthrough, the buyer had her uncle along to take some measurements for some work he'll be doing.
Within a week the home will have new flooring in three rooms, paint to the buyers' satisfaction, new kitchen cabinet hardware & new counters, a dishwasher installed, and all the outside doors will have new locks and deadbolts installed.
Today's closing was a joy to attend. The sellers were happy and so was the buyer. Hugs exchanged, a group photo at the end, it was everything you could hope to see.
Yep, the kids are alright, and some of them are buying homes long before you might expect.
18...wow! I really impressed, and that doesn't happen often, but even engineers have feelings :)
