Marketing Is For The Future Not Only The Present | What's Next & When

Do you think about what you do for marketing and why you do it? Most would say you market to make the phone ring. That’s a true statement, but we need to look beyond the immediate.

We market for future business. Not everyone will respond immediately. Some will use that marketing piece as incentive to make decisions about whether or not to participate at all in the real estate market.

Marketing pieces that are prepared properly often provide that jolt of energy encouraging the homeowner to call you. That call is usually described by the caller as “just curious about what our home is worth. We’re probably not selling.”

Get excited about that one. They can’t wait to hear the price range and list their home, unless your presentation is not up to par.

However, there are many homeowners who have no desire to participate in the market immediately. What they will do is follow you and make note of how you market.

Are you marketing consistently? Do you market online and offline? Will these new followers check out your Facebook page to figure out who you are and how transparent you are online about yourself? People do like to know something about who they will be working with, if they select you!

People also want to deal with successful people, and you know what that means. It means you must learn to “shout out about YOURSELF.”  This is not always easy for most. I never had a problem with it because I was always hungry for more, and this is how we are assured of receiving more.

Self-promotion should be a small percentage of your business. Is it? Or do you never shout out your accomplishments? Big mistake. Big void. At some point, you’ll feel it.

Just a few thoughts for the moment….

It does. If you can get into the cells, the subconscious of your target, they will find you when they are ready.

You're absolutely right about marketing for the future as well as the present, Barbara.  I'm witnessed more than one agent slack off on marketing when they became a little overwhelmed with the number of transactions they were running.  However, when the dust cleared, and the transactions closed, they found there was little new business on the horizon because of their marketing neglect.

I've learned Myrl Jeffcoat That's why we got to always market whether it is a good or bad real estate market.

When you stop marketing, there are voids.... every agent must stay top of mind.... visibility is very important.... and once you're visible, be memorable....and you must do all of it consistently..... Myrl Jeffcoat

Morning Barbara.

I don't like to shout out about myself, I let the agents do that.  So far it's working

Hi Barbara... too many agents give up on whatever marketing strategy they adopt because they don't always get instantaneous results. It really is a long term strategy... and when I trained new agents I was always saying to them that marketing and farming strategies were not short term solutions to long term issues.

You make some great points Barbara Todaro. I recently sent out marketing towards those with homes in need of repair. Then when i sold it quickly marketed the pending sale and it is attracting similar sellers to me. I will take all the listings, good, great and ugly.

More great advice, Barbara. If the phone isn't ringing it's because the marketing wasn't happening three months ago.  We need to run our marketing efforts like a well-oiled machine, or the business ebbs and flows.
