Hood River County Home Sales December 2019

During December 2019, twenty-seven (27) homes sold in Hood River County, ranging in price from a low of $130,000 to a high of $989,000. The Hood River County average sales price was $427,600 and the median sales price was $430,000 during December 2019. The average square footage of the sold homes was 1,756, with a median of 1,755 square feet. The Average Days on Market (DOM) was 79 days, with a Median DOM of 40 days.  The average sale price was approximately 4.7% less than the average original list price during December 2019 for Hood River County.

There were 21 homes sold in Hood River (includes the City of Hood River and Hood River Westside) with an average sales price of $472,300 and a median sales price of $458,500. The Average DOM was 94 and the median DOM was 41 days. The average sales price was 4.5% less than the average list price; similar to the Hood River County overall -4.7%  result. The lowest-priced home sold for $185,000 (5% lower than the original list price), and the highest-priced home sold for $979,000 (1% less than the original list price with 13 DOM).

Cascade Locks saw three (3) homes sold; $130,000 127 DOM, $259,000 5 DOM, and $283,900 104 DOM. The average sales price in Cascade Locks was 4.4% less than the average original list price.

Odell saw six (6) home sales completed in December 2019. Sales ranged from a low of $305,000 (0 DOM) to a high of $449,900 (26 DOM). The average sales price was $395,400 with a median sales price of $414,500. On average the homes sold for 5.6% less than their original list price, with average DOM of 32.

No homes sold in Mt Hood Parkdale or Hood River Eastside in December 2019.

For Hood River County this was the sales activity breakdown by price range for November 2019:

  • Between $100 - $200,000 - 2 homes sold, average DOM of 81 days
  • Between $200 - $300,000 - 2 homes sold, average DOM of 55 days
  • Between $300 - $400,000 - 7 homes sold, average DOM of 69 days
  • Between $400 - $500,000 - 10 homes sold, average DOM of 94 days 
  • Between $500 - $600,000 - 5 homes sold, average DOM of 83 days
  • Between $900 - $1M        - 1 home sold, DOM 13 days

It is interesting to note 78% (21) of all the home sales in Hood River County occurred in the sales range below $500,000. Only one home sold for more than $575,000. For December 2019, the average DOM was 81 days for homes selling for less than $500,000.
