Do We All Need To Be So Cool

I'm in the process of helping some dear friends and former clients find their next home. They purchased their current home with me 25 years ago. And it is time to right- size.

When I pointed out that one of the properties they were interested in was not air-conditioned, they were not concerned. Said that is not a deal-breaker, we don't need it. Since Baltimore is known for its hot, humid summers, I was surprised.

Their current home does have central air, but they rarely use it. To them, cooling an entire house when only using one or two rooms is a total waste of money and energy.

Air Conditioning

They installed discrete room units throughout their home using when and where needed.

Most of us do cool the entire house even when we use only a couple of spaces. For some people, central air is not mandatory. Reminds me not automatically to rule out features that I think are or not important. Do we sometimes make decisions for clients without finding out what they need?

What say you?

What say I - that you are absolutely correct.  We should always be seeking clarification from our buyers and sellers

Morning Margaret.

If it were left up to me rarely, would I turn on the air conditioner. It would need to get in the high 80's or above, then I may.

Hello Margaret - You are absolutely right.  Features that are a "must have" for one may not be important to others.  Asking questions is helpful in real estate as those answers/responses can shed new light on situations we may have thought were difficult to overcome.

I've walked into houses and thought, "Well, I would never want this house" but my clients said, "Wow, I love it" - I always make sure I know what's important to them. I don't automatically rule things out until I know they don't want whatever it is I think they don't want!

Have a wonderful day!

I think you provided good information. Sometimes, that's all you can do. Ultimately, the decision is theirs. I have had similar conversations with previous clients. They had their reasons. The people I had didn't like being told what they could or should do. Some things are better left to them.

When I was a young kid here in Sacramento, we did not have air conditioning.  When I was about 8, my mom and dad installed a window swamp cooler.  Looking back on those earliest years without any form of air conditioning at all, with at least eight or nine days over 100 degrees, I don't know how we made it.

Thanks for a great reminder about not 'assuming' what is important to someone else. I'm guessing they'll get a great price for an un-airconditioned Baltimore home!

Oh my, AC would be top of the list for me. We even have one here. :)  You made a great point though, we can't assume we have the exact mindset as our clients.
