Waldo home values have really shot up over the past five years..I remember when a buyer could purchase a cute, updated home north of 75th St for under $200K!  First let's take a look at December stats, and then YTD comparisons.  I'm using the boundaries of State Line to Holmes; Gregory to 85th St.

Median sales price:   $215,725                Median sales price:    $220,000

No. of homes sold:    32                            No. of homes sold:    16

Days on market:       21                              Days on market:      16

Sold prices fell just under 2% compared to last December.  Almost twice as many homes closed, and the days on market was a few days longer.  Now we'll check YTD figures for the past five years..you can see the values steadily increasing:

Waldo values were up 5.96% last year compared to 2018; and a whopping 39% since 2015.  Homes are going under contract faster too.  The lowest sales price in 2019 was $12,000 and the highest was $454,000.  Currently there are 29 active listings, with an average price of $225,000 and 16 days on market.  I think Waldo will continue to be a preferred destination for many first time buyers in 2020--and investors as well.

There is some good information here for both buyers and sellers in the Waldo area, but it's clear anyone thinking of buying or selling should be in touch with you to truly understand the local market conditions and how this impacts their decision making!
