Miscalculations Can Benefit A Buyer

questions?There are many key decision points to buying a home, and making a poor choice can be VERY costly.  And while the cost of those mistakes might not be immediately apparent, when it's time to sell a home those miscalculations become painfully apparent to the seller.

And if you're working for the buyers, those seller mistakes MAY provide a prime buying opportunity.  And I say MAY, because if our buyer repeats the same mistakes the seller made, they'll pay for it when it's the buyer's time to become a seller.

A little data digging can set the stage.

What were the circumstances when the seller bought?

Has the market changed since then?

Did they buy new construction?

Is the builder still building in the community?

Did the seller skip one or more key features to hit their budget?

Did the builder not offer a key feature for a particular home that MOST other homes in the community have?


If you can recreate the circumstances of the purchase, you can help determine if it's a trap for your buyer, or a great opportunity.

If for instance the seller bought, and then had to seller sooner than expected and they're going head to head with new construction, that often means you can acquire an almost new home at a discount to what the builder offers.

Of if the seller skipped some key upgrades, can you get the home for a price that allows you as the buyer to purchase the home, make the upgrades and still be within typical value for the neighborhood?

If there's nothing wrong with the home that can't be corrected, and the price is right, a motivated seller may allow you to put extra equity in your pocket.
