My clients were beginning to believe they wouldn't be successful in finding their 1st home.
Truth is, they found several homes and we placed offers on 6 (six) of the properties only to be outbid. Their terms were always good, putting 10%-15% down but, multiple-offer situations drove the sales price above the top of their range. We had to stay within the immediate area they were looking since anything North, South, and West was too expensive.
Just so you know, If we went East we'd be swimmin' with the fish.
We found a great place on Saturday. It was a brand new listing that met their needs AND had a room large enough to fit their Baby Grand Piano. We talked about price, double-checked with their mortgage guy, (whoops, person) and encouraged them to make their highest and best offer. They did that, and with great terms. Offers were being presented this past Monday and we would know by 5:00 pm Tuesday.
Tuesday at 5:08 pm we got the call.
"Hi Doug."
"Hi Robin."
"You have good news for me?"
"Yup the seller has accepted your client's offer." Terms made the difference as they liked your client's willingness to be flexible."
I called the buyers and congratulated them.
The home inspection was completed yesterday with no startling surprises.
Sometimes you just have to be patient and believe that THIS house was the one meant for you. The rest were just for practice...lol.
