Single Family Detached Homes


2019 was an active year again in the housing market in the 92010 area of Carlsbad, with some shifts compared to 2018. In this report we look at single family detached homes sales activity in the Carlsbad 92010 area, and the current housing market there as of January 24, 2020.


The 92010 area of Carlsbad includes Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, the recently built planned communities of The Preserve (new homes are available) and Robertson Ranch (resales only), plus other areas to the west but east of El Camino Real. There is a mix of attached (condos, town homes, twin homes) and detached single family homes in a range of prices.



searching the MLS for homes for sale in Carlsbad151 single family detached homes sold in 92010 in 2019, which was 7% fewer sales than in 2018. Not all new construction listings and sales are shown in the MLS.


The average sales price was $885,881, a decrease of 7% from the average in 2018. 24 homes sold for over $1 million in 2019, compared to 40 in 2018.


Did prices actually drop in 2019? No, the average sale price is a reflection of what actually sold, with more homes selling at the lower price points than in 2018.


Sales prices ranged from $532,000 to $1,925,000 with a median price of $830,000, down 4% from 2018.


Single family detached homes sold quickly in 2019, with an average time on the market of 33 days, compared to 30 days in 2018. 1 out of every 4 homes sold in 1 week or less.


On average buyers negotiated 2% of the original list price on the homes, with 36% of homebuyers paying list price or higher. 11% of the home sales were cash transactions, significantly fewer than the 19% cash transactions in 2018.



As of this writing there are only 14 single family detached homes for sale in the 92010 area, ranging in price from $640,000 to $2,399,999, the latter a recently-built home in a gated area of Robertson Ranch (average price of $1,095,827). Five of these homes are priced at over $1M; homes have been on the market for an average of 73 days.


Based on the rate of sales over the last 3 months and the current supply, we have 1.6 months of inventory, a market that continues to favor sellers of detached single family homes.



There are 10 homes that are currently pending, on the market for an average of 39 days - 3 homes sold in less than a week. These range in list price from $727,000 to $1,450,000.

Excellent marketing report and like other areas the top end prices have more days on market but 73 so far is not high.
