Today was just an awesome day all around - with nothing earth shattering but still great.
I am working with someone who is interested in buying a particular building lot. This client is a scientist and very detailed in his analysis. His vision for the property and the home are just perfect - but he is very analytical and has been pondering this decision for probably two years. He has reviewed the plat of the property with topographical lines on it, the approved location for the well and septic, and a lot of other documentation. He has walked the lot many times.
He is very close to making a decision about whether to make an offer on the property but he wanted to review the deed for the property just to make sure whether there were no undisclosed easements or other restrictions that were not reflected in the documents he already had reviewed.
I told him I would be happy to get the deed from the land records in Rockville - thinking to myself that this would take several hours at least. And then I googled the land records and discovered that all the deeds from 1977 forward are on line! I didn't need to go to the courthouse after all. I had no idea! The plats are there too on line. Wow - Who Knew? This technology thing is really pretty awesome. LOL
I know that in some parts of the country, the agent pulls the title work rather than leaving it to the title attorney, but we do not do that in the DC metro area. Instead we rely on the tax records to identify the necessary parties to the transaction. Still, the tax records are not always complete, so I am really excited about how easy it is now to verify who the owners are and to make sure that the sellers know to have death certificates or divorce agreements available for the title attorney at a later date. Being prepared is going to be SO much easier now. It is awesome when something is actually EASIER than you expected.
