2019 Year-End Market Report for Carlsbad 92009 (La Costa)

Single Family Detached Homes

 

The Carlsbad 92009 housing market was busy in 2019, with some shifts in activity from 2018. Here we look at market statistics for single family detached homes.

 

The 92009 area covers the area South of Palomar Airport Road and east of El Camino Real, including La Costa (including the 4 La Costa Villages - La Costa Ridge, La Costa Greens, La Costa Valley, La Costa Oaks), Bressi Ranch, La Costa Meadowridge, Brookfield and other communities, with a mix of attached (condos, town homes, twin homes) and detached single family homes.

 

Some of the higher-priced La Costa homes have beautiful views of the La Costa area, the Omni La Costa Resort and Spa, the Batiquitos Lagoon and the ocean beyond, depending on location in the La Costa hills.

SINGLE FAMILY DETACHED HOME SALES IN 92009

searching the MLS463 single family detached homes sold in 92009 in 2019, 2% more than the number of sales in 2018.

 

The average sales price was $1,132,395 (range of $640,000 to $2,860,000; median price of $1,085,000, up 2% from 2018), a slight increase of 1% from the 2018 average price.

 

On average homes in 92009 sold in 30 days in 2019, compared to 29 in 2018.

 

Buyers negotiated 3% off the original asking price in 2019, but a the same time 32% of the home buyers paid full price or more for their homes, a likely result of competitive bidding in many cases. 18% of the home sales in 2019 were cash transactions, a slight drop from 2018.

 

CURRENT ACTIVITY AS OF JANUARY 27, 2019

Currently there are 46 single family detached homes for sale in the Carlsbad 92009 area, 31% fewer listings than we saw at this time last year. These homes range in price from $798,000 to $3,200,000 (median price is $1,299,000, the average list price is $1,449,737), and have been on the market an average of 50 days. However, 8 homes have been on the market for more than 100 days, 1 of them for over 400 days.

 

As of this writing there is an inventory of only 1.5 months of detached single family homes in the Carlsbad 92009 area, a market that strongly favors sellers.

 

There are 26 homes that are pending, with list prices ranging from $759,999 to $1,995,000, on the market an average of 37 days before going under contract.
