Yesterday I asked if You were ready for a test? Well, the test results are in. With them we have a new controversy. A few comments warned more of a difficult client ahead. That is sellers "test" you up front, they will continue to test you through out the listing and sale of their properties. Many pondered whether they would let themselves be tested. Many more pondered if they would accept the listing.
Lets start with my saying this. I like be challenged. I do not mind being tested. Every interview i go to in order to be hired as a listing agent is a test. What was not mentioned in my blog yesterday, is what I do after the listing is signed. That would be have the conversation of what they can expec and what they should not. That there are rimes i will be with another client that i can not answer my phone. To have no fear, i will return their call when free. I also encourage a text for short questions or an email if they have a series of questions. By talking about this up front, it head sof future issues of communication.
Things took a turn as I placed their under contract on day 2. I set up a series of showings back to back to back. The seller had the home ready for showings and took all my advice how to do it. I was there for the showings and instilled urgency with buyers who saw buyer after buyer show up to see the home. At the end of the day, 4 offer were in hand, all full price or above. The seller was very happy who they chose to list their home. They accepted a contract and we are on our way.
They expressed their thanks and said something that rings true in all my blogs. They told me that i followed through with everything that i said. That they appreciated me outlining how the showing and selling process would work before showings started. Lastly, they appreciated my communication and my patience. Their home was for sale for 6 months, They received 0 offers and only 1 call from their big company agent. They looked at me and said, "there sure is a difference from one agent to another."
The MOST IMPORTANT message I can share is that all agents are not created equal. The choice of an agent does matter. Hire the agent that will work for you through each step of the buying or selling process.
I now share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
