8 homes sold in Hunter Oaks in the 4th quarter of 2019, one more than in the same period one year ago, but 4 less than in the previous month. Both average and median home sale prices were down compared with the 4th quarter in 2018, but this more due to the price range of homes sold than in any dimunition of value in Hunter Oaks homes. Average sale price was $439,125; the median sale price was $429,000.
Hunter Oaks homes took 35 days to sell on average, an increase of 12 days compared with the 3rd quarter of 2018. On average, sellers received 98.01% of list price in sale price during the 4th quarter 2019.
During the 4th quarter, the number of new listings were flat compared with the same quarter one year ago at 8 new listings. The months supply of inventory at year-end was about 1.5 months.
At year-end 2019, four homes was listed for sale in Hunter Oaks, with one of those four homes going under contract early in 2020. For a community with some 1,000 homes, inventory was and remains razor thin.
