Today’s View – Jan. 29, 2020 – Eastern Howard County Md. rental market

 

This is a quick look at the market for rentals in an eastern portion of Howard County Md.  Covered is the rental market for Columbia, Ellicott City, and Elkridge.

 There are at this time 86 active rentals, 22 with an application being processed, and 42 that have signed leases in the last 30 days. This gives us an absorption rate (active/30 day rentals) of 2.05 months a very active market.

 Some of this are detached homes, others being townhouses, and even condo apartments.

 

One Bedroom

There are 9 one-bedroom places on the market for rent.  The current list price of these places ranges from $700 to $1,325, with the median being $1,150. The days on market ranges from new to the market (1 day) to 8.5 months (252 days), with the median being 1 month (28 days).

There is no one-bedroom place with the application being processed at this time.

There are 4 one-bedroom places that have rented in the last 30 days.  These places rent for between $970 and $1,300, with the median being $1,225.  The days on market ranged from 2 weeks (14 days) to 3 months (84 days), with the median being 3 weeks (24 days).

 

Two Bedrooms

There are 17 two-bedroom places on the market for rent.  The current list price of these places ranges from $1,200 to $2,100, with the median being $1,600. The days on market ranges from new to the market (3 days) to approaching 5.5 months (160 days), with the median being 1 month (28 days).

There are 5 two-bedroom places were the application is being processed. The last know list price of these places being $1,500 to $2,100, with the median being $1,800.  These listing were on the market from 1 week (7 days) to 3 months (90 days), with the median being 1 month (30 days).

There are 4 two-bedroom places that have rented in the last 30 days.  These places rent for between $1,250 and $2,050, with the median being $1,750.  The days on market ranged from 1 week (5 days) to approaching 1.5 months (40 days), with the median being 3 weeks (23 days).

 

Three Bedrooms

There are 38 three-bedroom places on the market for rent.  The current list price of these places ranges from $1,600 to $2,695, with the median being $2,200. The days on market ranges from new to the market (2 days) to approaching 5 months (142 days), with the median approaching 1.5 months (32 days).

There are 12 three-bedroom places were the application is being processed. The last know list price of these places being $1,700 to $2,800, with the median being $2,150.  These listing were on the market from 1 week (7 days) to approaching 2.5 months (71 days), with the median being 1 month (31 days).

There are 28 three-bedroom places that have rented in the last 30 days.  These places rent for between $1,750 and $3,000, with the median being $2,200.  The days on market ranged from 1 week (5 days) to approaching .5 months (143 days), with the median being 2 weeks (23 days).

 

 

Four Bedrooms

There are 16 four-bedroom places on the market for rent.  The current list price of these places ranges from $2,000 to $3,300, with the median being $2,750. The days on market ranges from new to the market (1 day) to 7 months (209 days), with the median being 1 month (34 days).

There are 5 four-bedroom places were the application is being processed. The last know list price of these places being $2,650 to $3,500, with the median being $3,200.  These listing were on the market from new to the market (2 days) to 3 months (94 days), with the median being 1 month (34 days).

There are 5 four-bedroom places that have rented in the last 30 days.  These places rent for between $2,100 and $2,899, with the median being $2,450.  The days on market ranged from 1 month (33 days) to 2 months (60 days), with the median being 1.5 months (41 days).

 

Five Bedrooms

There are 6 five-bedroom places on the market for rent.  The current list price of these places ranges from $2,650 to $3,300, with the median being $2,800 The days on market ranges from new to the market (1 day) to approaching 2 months (50 days), with the median being 2 weeks (16 days).

There are no five-bedroom places were the application is being processed at this time.

There is 1 five-bedroom places that has rented in the last 30 days.  This place rented for $3,295 after being on the market for approaching 2 months (52 days).
