Finishing the Year Strong for Home Sales in Battle Ground WA for December 2019
Unit-sales continued their relative-strong showing for pre-owned homes at this time of year; with Sales prices still moving upwards as well. Here are the highlights for this month's report:
- The 3-Month Moving Average Sales Price is $415,850 which is down -0.48% compared to last year (up about $2k from last month); with the 12-Month Moving Average now at $411,370 or, -0.66% compared to last year (a $19 decrease from last month).
- The Inventory level for Resale Homes slipped to 1.3 Months (down 0.2).
- Approximately 47 Pre-owned Homes closed, compared to 27 Sold in 2018; an increase of 20 homes (+74.1%).
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (3.7%) for the same month in 2018.
- Short Sale /Pre-Foreclosure property sales were 1 units (2.1% of total); compared to 0 (0%) in December 2018.
The Average Sales Price for Battle Ground moved up to $415,580 this month, and is now only -$1,986 lower than at this time last year; and now leads Vancouver's price-level by $40,114 (down from last month).

The continuation of the strong showing these past few months has resulted in the short-term trend almost meeting the somewhat rising long-term trend-line, and then both going sideways!. Year-to-date Battle Ground's unit sales have gone well beyond last years result, exceeding it by 46 units (+8.8%).

The average sales price is moving upwards consistently, not as rapidly as in Spring-time but still an unusual patter for this time of year; with the long-term trend-line bottoming out and starting to respond to the resumption of rising prices. Even though prices are lower than at this time last year, with the winter-time rising prices and decreasing inventory we see that as a confirmation we are still in a Seller's Market.

New Listings and Pending Sales have fallen significantly, while Closed Sales posted strong results; the combined result is a 0.2 months decrease in Active Inventory.
The Average Price for New Listings came down only slightly from last month's extremely high posting. Closed sales prices finished relatively strong just slightly below last month.
Finally, the Average Days on Market moved up by over a week; and Median Days on Market decreased by a few days - odd in appearance but not uncommon for our report for this time of year.
