Puxatawney Phil predicted we'll be having an early spring. Of course the odds are 50/50 if we really will see an early spring. But should you take Phil's word for it and wait to put your Charlotte area home on the market for sale when the spring selling season arrives? The Charlotte Housing Market Remains Strong & Inventory Levels Remain Low

 

There is still a severe shortage of home listing inventory in the Charlotte area. Charlotte region  ended 2019 with just 1.7 months of inventory of homes (which was down from 2.4 months in 2018). Closed sales were up 5.9% at year end, pending sales were up 8.9% in 2019. Inventory of homes was down 23.9% at year-end 2019. Demand for homes is outpacing availability of homes.

 

Also, keep in mind that the supply of homes for sale dramatically increases every spring and so does the competition for buyers, according to the National Association of Realtors (NAR).  Putting your home on the market now, rather than waiting for increased competition in the spring, might make a lot of sense. The best time to sell is when there is the least competition. That guarantees you a better price and fewer hassles in the transaction.

  

And don't forget, winter home buyers are very motivated purchasers and they want to buy now. With limited inventory currently available, home sellers are in a great position to negotiate.

If you want to sell and are ready to go, or will be soon, don't wait. Phil is often not right about spring, and all the signs are there for it being a good time to sell with great rates, strong demand and low inventory.

The challenge for some sellers in our area is finding something else they want to buy.
