Home Sales Show Relative Strength for Camas WA in December 2019
Home Sales in Camas WA post a strong increase from units sold compared to last year, with prices far higher as well. Here are the highlights for this month's report:
- The Short-Term Average Price Trend is extremely positive at 18.41% higher than last year ($85,246) (we believe this measure is an anomaly that will work itself out in a few months), although a slight decrease from last month; with the 12-Month Moving Average moderately positive at 4.39%
- The Inventory level fell again this time by 0.3 months to 1.2 months of supply for resale homes.
- Approximately 42 Resale Homes closed in December 2019, compared to 25 Sold in 2018; which is 17 more (68%) compared to last year, and 11 fewer than last month;
- REO/Bank Owned property sales were 2 units (4.8% of total); no change from 0 (0%) in 2018.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2018.
The Average Sales Price is now at $548,248, which is approximately $147,001 higher than the Clark County average for this month (a slight decrease from last month).

Unit Sales have continued at a relatively strong rate at the end of the year - strong enough so that we've closed out the year 46 units more than in the prior year (+8.93%). This strength has allowed the short-term trend to remain above the long-term trend, while the same measure for the County shows the short term line is now below the long-term line.
The Average Closed Sales Price trends are illustrated in the next chart and show a slight easing from the recent all-time high; and the long-term trend also moderated slightly.

As we've stated previously, this is very unusual to see prices showing strength this time of year, let alone residing near their all-time high. With such a low inventory level going into the new year, we expect the upward pressure on prices to remain, all other things remaining equal.

Camas Resale Home Sales Inventory & Days on Market - December 2019
The Inventory-by-Month graph shows New Listings dropping drastically; while Pending Sales also dropped but not as much; with Closed Sales dropping less than the other two. As a result Available Inventory continued to decrease.
The middle chart shows the Closed Sales price lower this month; with the Average List Price which jumping up to one of its highest marks.
Lastly, the Average Days on Market moved up by just a few days; and the Median declined by several days. Both are showing a transition from a slowing market to a more rapidly-paced market.
