13 Hot Neighborhoods To Watch In Charlotte's Waxhaw Area (28173 Zip Code) In 2020

 

Charlotte metro area's Waxhaw/Weddington/Marvin areas remained hot in 2019, especially luxury homes neighborhoods. 13 neighborhoods in the Waxhaw area were particularly hot in 2019 (all with at least 20 sales) and are worth watching in 2020 for continued demand. 

 

11 neighborhoods on the 2019 list were hot neighborhoods last year -- Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs, Providence Downs South, Wesley Oaks, The Courtyards at Wesley Chapel, Longview, Greenbrier, The Falls at Weddington. Two new neighborhoods made the 2019 hot neighborhoods list -- Somerset and Briarcrest.  Six neighborhoods have now been hot selling neighborhoods for three consecutive years: Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs, Wesley Oaks.

 

Excellent schools, reasonable property taxes, communities with resort-style amenities, historic downtown Waxhaw all contibuted to the high demand for Waxhaw area homes. Demand for Waxhaw area homes helps make Union County the fastest growing county in North Carolina, as well.

MILLBRIDGE

 

Millbridge remained the #1 selling neighborhood in the Waxhaw area with 294 homes sold in 2019 (up from 217 homes sold in 2018 and 165 in 2017) at an average sale price of $68,450 up from $361,110 in 2018. There's still plenty of new construction happening in Millbridge which is fueling this high level of home sales. 

 

Named Community of the Year in 2016 and again in 2019, Millbridge is one of Waxhaw, North Carolina's most desired master-planned communities with top rated schools, Millbridge is an idyllic neighborhood set on 920 picturesque acres with tree-lined sidewalks, pocket parks, common squares, green way systems and trails, 250 acres of green space.

LAWSON

 

Lawson also remained a much favored Waxhaw community amongst home buyers coming in as the second highest home selling neighborhood in Waxhaw in 2019. 81 homes sold in Lawson in 2019 at an average sale price of $446,351 compared with 112 homes sold in Lawson during 2018 at an average sale price of $433,431. The lower sales volume in 2019 results from new construction essentially completed in Lawson.

 

One of Waxhaw, North Carolina's most desired and perennially favorite communities since 2006, Lawson is an idyllic neighborhood set on 558 picturesque acres with tree-lined streets and miles of scenic nature/walking trails. Community amenities include the Millhouse/Clubhouse, swim complex, tennis courts, kids' playground, fitness center. Cureton saw 36 closed sales in 2019 at an average sale price of $458,747. Home prices in Cureton ranged from a low of $303,000 to a high of $690,000 in 2019. Waxhaw's Cureton neighborhood offers the country club lifestyle without the country club lifestyle cost. Cureton residents enjoy the use of a pool, clubhouse, gym, bocce ball court, walking trails, and playground.

HUNTER OAKS

 

A perennial favorite community due to its proximity to Charlotte's Ballantyne area, great amenities and top-rated schools, Hunter Oaks had 45 closed sales in 2019, averaging a selling price of $448,849. Hunter Oaks home sale prices ranged from a low of $328,000 to a high of $561,000 in 2019.

 

Hunter Oaks is a mature and quiet neighborhood in the Waxhaw/Marvin area approximately two miles from south Charlotte's upscale Ballantyne area. You can't but enjoy driving through the Hunter Oaks neighborhood, with its wide, tree-lined streets. These two communities saw 16 more sales on a combined basis compated with 2018 and an average sales price of $924,024 compared with an average sale price of $982,284 in 2018.

While not a new community, Somerset is a "new" addition to the hot Waxhaw neighborhoods list and saw 27 homes sell at an average price of $394,433. Somerset's popularity stems from its location close to Ballantyne, I-485, excellent amenities and top-rated schools.

 

Somerset is a 200-acre master-planned community situated on the border of Mecklenburg and Union Counties, minutes from Ballantyne and surrounded by some of Charlotte/Waxhaw area's most prestigious and upscale neighborhoods, including Hunter OaksProvidence Country ClubLongview, and Marvin Creek. Outstanding community amenities in Somerset include a pool, clubhouse, tennis courts, play ground, and walking trails.

Wesley Oaks remains an in-demand community amongst home buyers and offers many larger homes at an affordable price. In 2019, Wesley Oaks had 28 sales at an average sale price of $380,386 compared with  23 sales in 2018 at an average sele price of $344,687.

 

Built by Centex Homes, Wesley Oaks is a well-established community dating back to 2004 to 2006. It's known for larger sized, affordable homes on nice-sized lots. The community enjoys excellent schools and easy access to shopping. Community amenities include a clubhouse, pool. playground.
