During January 2020, twenty-three (23) homes sold in Wasco County, ranging in price from a low of $60,900 to a high of $467,900. The average sales price for homes sold in Wasco County was $238,400 ($48k less than Dec 2019) with a median sales price of $241,000. The average square footage of the sold homes was 1,664, with a median of 1,680 square feet. The average Days on Market (DOM) was 124 days, with a median DOM of 42 days. The average DOM was impacted by three (3) home sales selling after more than 400 days. Excluding these long DOM homes, the average DOM was 50 days and the median was 42 days. Homes sold for an average of 6% less than the original list price; this is higher than normal due to the higher DOM.
There were seventeen (17) homes sold in The Dalles with an average sales price of $263,000 and a median sales price of $256,500. The average DOM was 53 days with a median DOM of 42 days. The average sales price was 5.5% less than the original list price.
There were no residential sales in Mosier or Dufur during January 2020.
Southern Wasco County saw six (6) home sales in January 2020; two in Maupin ($187,500/493 DOM and $300,000/20 DOM), three in Tygh Valley ($99,000/38 DOM, $160,000/484 DOM, and $205,000/31 DOM) and one sale in Wamic ($60,900/879 DOM). The average sales price was 7.9% below the list price, reflecting the high DOM of three sales.

- Under $100,000 - 2 homes sold, DOM of 38 and 879 days
- Between $100 - $200,000 - 6 homes sold, average DOM of 197 days, with a range of 1 to 493 DOM
- Between $200 - $300,000 - 11 homes sold, average DOM of 44 days
- Between $300 - $400,000 - 3 homes sold, average DOM of 48 days
- Between $400 - $500,000 - 1 homes sold, 130 DOM
