Is Listing Agent "Will be present" Prevalent in Your Area?

I have been showing several homes the last two months and a couple of buyers are looking in the higher-end price point.   Several times the showing instructions say - the Listing Agent must be present.   One of the homes I showed has artwork and decor that looks very expensive, so I can understand that one.   

 

Do they want to be there to meet the buyers and chat with them?     I always instruct my buyers, give first names only, and keep the "chatting" to a minimum.  They don't need to know your situation.    I WILL send feedback and especially if the Buyers are interested.

 

A couple of homes I was baffled why the Listing Agent had to be present.   Maybe the Sellers made this request, or the Listing Agents make this request?

Joan Cox we use lockboxes here..... on occasion, a seller wants all showings accompanied and we will do that... the two team members are both living in Franklin.,.. someone is always available....

Michael, with most of my listings, I have a list of items homeowners either need to lock up or remove during showings.    In 24 years, have only had one seller ask for me to be present during showings.

Sheri, we are seeing more and more million dollar homes with our equity increases, and now if a homeowner surpasses that price point, they think they need their LA there.

We see it often with high priced homes, sometimes I think it is just the agent offers it to get the listing as a service. Other times things need explaining about a house and it is useful. But, I don't understand when it is a lower or mid priced listing the purpose. It often puts a buyer off as they are not free to express themselves fully with the listing agent present. some open the house up and step away, but I have had others want to tour you through the house.

Hi Joan:

"Listing agent must accompany" is usually the situation in the high end homes but less so in the more moderate prices ranges. Occasionally I see a note about "agent must turn off security system" or something similar.

I suspect sometimes the request to accompany comes from the seller. Or perhaps the agent feels they need to be there to share pertinent information about the property that might not otherwise be noticed.

Nick Vandekar, 610-203-4543 I have experienced all of that.  And, agree, if there are questions on the home that are not addressed in the information left in the home, the LA should be present.

Not common in our area. Years ago there was a showing where the listing agent insisted on her presence.  The house was very odd and rambling, and the agent was actually confused. So much for that!

It depends on the location of the property and definitely not uncommom to have the LA at showings for luxury priced homes and usually by appointment.

We rarely see this, however, on the higher end properties I believe the Sellers and/or their Agent wants to be there because they want to make sure the showing is now just for the looky-loos ... personally I've never had a seller require me to be in attendance of a showing.  Just does not seem like a good use of our time. IMHO
