Most Cincinnati patio home builders have a fairly standard way of building patio homes.
Expect side by side, with small strips of yard between them. And when I say small, I DO mean small. 20-30 feet gap wall to wall isn't unusual.
If you're lucky, there are woods or some type of water feature immediately behind your patio home, or maybe even a big earthen berm to provide some privacy. But most often? There's probably another row of patio homes immediately behind you, so if you're out back on your deck/patio and the neighbors are too, well I wouldn't discuss anything TOO intimate.
Garages most often are front loading, but every now and then we'll see a model that side loads right next to the front door.
The community may be just detached ranch style patio homes, or a mix of patio homes and attached ranch condos.
But we mentioned a NEW way of building Cincinnati patio homes, so here we go.
M/I Homes is now building a different style in Liberty Township at the upscale Carriage Hill community.
M/I Home is building these patio homes in groups of four with a shared driveway down the middle with two patio homes on the left and two on the right, with all four homes having 2 car side loading garages feeding from the center driveway, and there's a paved parking area between the two adjacent garages big enough for each owner to park an additional car or have a guest. And unlike most patio home communities, M/I Homes has included some community guest parking areas.
The rears of each home face each other with a small fenced yard in the corner next to the garage and just off the family room (which features a double sliding door to really open up to the back deck/patio area). The yard is small, but having a fenced back yard is an unusual patio home feature. If you have a small to medium dog, it's just big enough for a potty break, but not so big as to get a good sprint going.
As expected for newer patio homes, the floor plans are open. Base square footage is approx. 1500-2000 sq ft with the opportunity to add more upstairs or down depending on which of the four floor plans you select. 3 of the 4 plans allow for a basement, the 4th is ONLY built on a slab.
Carriage Hill has multiple club houses and pools, with one dedicated as adults only. The patio home section is NOT a designated 55+ community, so anyone can buy if it fits your budget. And just like other patio home communities, your HOA fee covers having the lawn mowed, mulch put down and the snow removed.
Speaking of budget, prices start in the mid/upper $300s for plans without a basement, but expect to quickly jump into the $400s if you want a basement and choices beyond the basic flooring and cabinets.
There are still plenty of patio homes to be built, and M/I Homes has two of the four floor plans available for viewing as model homes.
